Privacy Policy

1. What we collect

• Your account: your name, email address, and the firm details you give us, such as the firm’s name, address, licence numbers, and logo.
• Your work: everything you enter or upload into a file. That includes the subject property and its address, photos, comparables, sketches, documents, and the names of the people on the file, such as the client and the borrower.
• Your contacts: the clients and other people you add to your contact book.
• How the site is used: pages visited and, where switched on, session recordings. On the public site this runs whenever it is enabled. Inside the app it runs only while we have the app setting on.
• Technical basics: your browser, device type, and IP address, which any web server sees, and the cookies that keep you signed in.

2. What we do with it

We use it to run Gunter: to let you sign in, build and store your reports, draft text you then review, render your PDF, send the emails you ask us to send, keep the service secure, and support you when something breaks.

We do not sell your data. We do not use it for advertising. We do not use it to train AI models.

3. Who else touches it

These companies process data for us. Each one is used only for the job listed.

• Supabase (United States): our database, file storage, and sign-in. Your files live here.
• Vercel (United States): hosts the site and the app.
• Anthropic: drafts narrative text. Only the parts of a file the draft needs are sent, and Anthropic is contractually barred from training on them.
• PostHog (United States): site usage and, where enabled, session recordings. Sent through our own domain.
• Resend: delivers the emails Gunter sends, such as a report you email to a client, with the PDF you chose to attach.

4. Public lookups

Gunter looks up public records for the address on a file. The U.S. Census Bureau’s geocoder turns the address into a location, and FEMA’s flood map service returns the flood zone. The address is sent to them to do that. For the weather strip, the firm’s city is used to fetch a forecast from Open-Meteo. No personal details go with it.

5. Data sent to Freddie Mac and Fannie Mae

When you run a GSE check, the appraisal data you submit is sent to the relevant GSE. It may be retained and used by that GSE for its own purposes, including analytics and quality control, and shared with its regulator (FHFA) and other government agencies, under that GSE’s terms. Results are shown only inside Gunter, only to the firm they were run for.

6. Where it is kept and how it is protected

Your data is stored in the United States. It is encrypted in transit and at rest. Each firm’s files are walled off from every other firm’s at the database itself, every uploaded file is checked and images are re-encoded before we keep them, and logins are for one named person each.

Nothing is perfectly safe. If your data is involved in a security incident we will tell you without undue delay and as the law requires.

7. Keeping and deleting

You own your data. When your subscription ends your account is read-only for fourteen (14) days so you can export everything. After that it is deleted, and copies in backups are overwritten within 30 days. Data under a legal hold, or a law that requires us to keep it, is the only exception.

Keeping appraisal workfiles for the periods USPAP and the law require is your responsibility, not ours.

8. Your choices

You can see and change your firm and account details in Settings. You can export your files at any time. To ask us to correct or delete something, or to ask a question about your data, email us at the address below.
